RICS Homebuyer Survey and Valuation

This survey is produced in a standard format provided by the Royal Institution of Chartered Surveyors (RICS) and is designed as a value for money package. This survey is intended for houses, flats and bungalows of conventional construction and generally in reasonable condition or built after the 1900s. This survey will include details of defects, with urgent advice and other considerations such as safety, location, environment and other matters your legal adviser should consider.

This report focuses on major and urgent matters and can help you decide whether to go forward with a purchase.  It can also highlight areas that may need more detailed investigation.  The report is prepared using a format prepared by the Royal Institute of Chartered Surveyors.

It looks at all parts of the property that are easily accessible, including the roof structure, chimneys, loft space, services, garage and grounds.  It checks for signs and sources of damp, woodworm and rot.  This report is designed for properties that are relatively modern and are of conventional construction and in reasonable repair.  It may be appropriate for some late Victorian properties.  The report includes a valuation and a reinstatement figure for insurance.
